Surrey Mold Removal provides certified asbestos testing in Surrey, British Columbia. Laboratory asbestos testing of bulk samples and air, so you know whether a material has to come out under containment or can be renovated as ordinary debris. Samples taken within 1–2 business days; rush lab analysis available. We follow current industry remediation standards, provide third-party post-clearance testing, and bill all major BC insurers directly - including Intact, Aviva, and Wawanesa.

Asbestos testing is a laboratory result on a specific material or on the air in a room. It is not a guess from the age of the house, and it is not the removal. Surrey Mold Removal takes the sample, sends it to an accredited lab, and gives you a written result that names the material, the location, and whether asbestos was detected.

In Surrey the samples that come back positive most often are sheet vinyl and the black mastic under it, popcorn ceiling texture, drywall joint compound, cement board behind tubs and on soffits, pipe and duct wrap in crawl spaces, and vermiculite attic insulation. Those show up constantly in Newton, Whalley, Guildford, Fleetwood, and Cloverdale houses built or renovated before 1990. A floor installed in 1978 and a ceiling sprayed in 1982 are different materials. Each one that you plan to cut, sand, or tear out gets its own sample. One negative floor does not clear the ceiling.

There are two kinds of asbestos testing, and they answer different questions. Bulk testing is a small piece of the material, analysed to say whether that product contains asbestos. That is the test you need before a renovation. Air testing measures fibres in the air. It is used after a material has already been disturbed, after asbestos removal, or when someone is worried a past reno spread fibres through the house. Air testing does not tell you if the floor you have not touched yet contains asbestos. Bulk testing does not tell you what is floating in the room today. If you need both, they are booked as both.

Surrey Mold Removal will not tell you to start demolition while a sample is still at the lab, and we will not price asbestos removal off a hunch. A negative result means that layer can go out with ordinary construction waste. A positive result becomes a written removal scope for that material only. If the same visit is also checking for mold, the mold inspection and the asbestos samples stay on separate lines so the lab work is not mixed up.

When You Need Asbestos Testing

  • You are about to pull up old sheet vinyl, tile, or black adhesive
  • A popcorn ceiling, pot-light cut, or skylight will open old texture
  • Vermiculite is sitting loose in the attic
  • A contractor stopped because the flooring or the wrap looks suspect
  • A previous renovation may have disturbed asbestos and you want air testing
  • A buyer, strata, or insurer wants a lab result before work or a sale proceeds

Our Process

1

Name the materials

We look at what you are about to remove, not the whole house, unless you want every suspect material sampled.

2

Take the samples

Small bulk samples are cut, wetted, and bagged. Air cassettes are used only when the question is fibres in the air.

3

Laboratory testing

An accredited lab analyses each sample. Rush turnaround is available when a job is stopped.

4

Report the result

You get detected or not detected for each material, tied to the room it came from.

5

Decide the next step

Negatives stay on the normal reno. Positives are scoped as asbestos removal before anyone else cuts them.

Written Quote - No Surprises

Every asbestos testing job starts with an assessment and a written fixed-price quote before any work begins. We work with Intact, Aviva, Wawanesa, Square One, Co-operators, and all major BC insurers.

Asbestos Testing - FAQs

Frequently Asked

Straight answers from the Surrey mold team - no industry jargon, no hidden caveats.

Asbestos testing answers one question: does this material, or this air, contain asbestos? A hazardous material inspection is the wider survey, and it also covers lead paint and a full inventory before demolition. If you are pulling one floor or one ceiling, asbestos testing of those layers is the right job. If you are gutting a pre-1990 house, the full inspection is the right job. Surrey Mold Removal does both.
